About the Project

Sky City Villas in Prague’s Záběhlice district is a new development that blends high-quality Czech architecture with an elevated vision of contemporary living.

The houses and surrounding urban layout were designed by renowned architect Ivan Kroupa, while our studio took on the interiors of the individual villas. The combination of a unified urban concept and flexible execution options offers a rare approach not often seen in local residential developments. The villas come in three variants — A, B, and C — differing in size and level of exclusivity. While villas A and B feature carefully selected standards and high-quality materials, the premium Variant C is fully tailored to each client, allowing for interiors designed entirely according to their personal needs and vision.

During the design process, an opportunity arose to significantly expand the basement areas, opening the door to a range of possible functions. We developed six core concepts for their use: wellness zone, gentlemen’s club, home cinema, gym, wine bar, or games room. Each of these options comes with its own distinct material and color palette, along with custom electrical setups and other technical details.
